Water & Utility Information

For those properties in Maryland, the water/sewer account is able to assess a lien against the real property for non-payment. Therefore, Title Rite Services, Inc. will hold an escrow, typically $300, for payment of the final water bill. Once the final bill is received, Title Rite Services, Inc. will pay that bill with the escrowed funds and refund any remaining escrow to the seller.

In Maryland, some of the counties require the seller or listing agent to call in a final water reading to the appropriate water company and ask for the final bill be sent to Title Rite Services, Inc. for payment. Our knowledgeable staff will keep you posted as to when this needs to be completed. No other utilities are lienable, and therefore, Title Rite Services, Inc. does not pay or hold funds to pay any other utility, and is not involved in the transfer of these accounts from the seller to the buyer.
